JOB DESCRIPTIONS

Job Title: Sales Advisor

Department: Sales & Marketing

Reporting To: Sales Manager

Location: Site Based

JOB SPECIFICATIONS

Duties include, but are not limited to the following:

Functions:

  • To have read, understood and comply with Company Policy and Procedures at all times and ensure that all paperwork is accurately completed upon reservation.
  • Ensure that you have all relevant information required to be able to give full and accurate information to purchasers regarding the development, specification, construction, completion dates, local amenities, management company details (where applicable) etc.
  • Liaise with purchaser, solicitors and financial advisors to obtain the sales progress and to guide the purchaser to ensure a timely exchange of contracts. This is to be reported to the Sales Administration Manager on a regular basis to ensure progression from reservation to exchange of contracts to legal completion runs smoothly and as quickly as possible.
  • Liaise with purchasers regularly to keep them updated of the current build position and keep them informed of any changes ensuring that a high level of customer communication is maintained at all times.
  • Ensure purchaser’s kitchen and tile choices/extras are obtained from purchaser in sufficient time to meet the construction departments deadline.
  • Arrange and attend a Home Demonstration with the customer and Site Manager.
  • To carry out the Company’s plot handover policy for all completions strictly in accordance with the standard procedure whilst making the day a positive moment to remember.
  • To ensure the presentation of the Show Home and Sales Office, the site in general and stock plots both internally and externally are maintained to a high standard.
  • Check site signage and flags regularly to ensure presentation standards are maintained to liaise with the Marketing Manager accordingly.
  • Check offsite signage on a regular basis to ensure that they are still in position and well maintained.
  • Seek extra opportunities for offsite signage and forward suggestions to the Marketing Manager for consideration.
  • Ensure that all visitors to site are aware of Martin Grant Homes’ Health & Safety policy and ensure that they do not go to site unaccompanied by a Martin Grant Homes representative.
  • To have the up to date CSCS requirements.
  • Regular inspections of Estate Agents office (where applicable) to review the sites presence/window cards/all POS material is up to date and correct and taking such action as necessary to maintain high Company standards.
  • To be responsible for other associated duties, including assisting as required in general public relations and promotion of the good name of the Company.
  • Undertake monthly market research for competitor sites which is to be reviewed and discussed on a monthly basis whilst maintaining a general awareness of the surrounding market activity and trends including making recommendations on product specification, price and design.
  • To attend a weekly meeting with the Site Manager to review build dates, cut off dates for customer choices and to ensure communication is of a high standard.
  • Ensure weekly monitoring and analysis of visitors is carried out: to include foot fall details, how the prospect heard about the development – advert, signs etc. and that the information is accurately reported.
  • To attend a monthly sales meeting with the Sales Director, Sales Administration Manager & Marketing Manager and be fully prepared with the relevant information required for review.
  • To meet sales targets and ensure competitive prices are achieved.
  • By nature of this post the Sales Advisor will be required from time to time to undertake duties outside the normal hours of the Company. For example – Show Home launches, Release launches and sales evenings.

The responsibilities outlined in the Job Description may need to be changed from time to time to reflect changes in business requirements or the general level of business activity.
