Buying Guides

How to Buy

Buying your home with Martin Grant Homes starts with a call to our friendly Sales Advisors who can book you an appointment to view the homes we have on offer. Should you decide that you would like to purchase a home with us, there are a number of steps you’ll need to take, but don’t worry – we shall hold your hand throughout the whole process.

Your situation will be unique to you, you may be a first-time buyer new to the process. You may be a growing family, who have decided to take the next step up the property ladder, or perhaps you are a downsizer looking for your forever home. Whatever your circumstances, we can provide some good recommendations for financial advice, to ensure that you are financially qualified and that you have a mortgage in place, if necessary, to make your move.

Once your finances are in place and you know what your affordability levels are, you can make an offer on your new home. Once this has been accepted, our Sales Advisors will guide you through the next steps. You’ll need to appoint a solicitor, and again, we will be able to make some recommendations to you, if you would like us to.

There will be a number of stages to go through during the buying process, should you be selling your existing property, our team and solicitors will be in regular contact with yours to push through all the searches, the various forms and procedures to get you to a point where you are ready to exchange contracts. We will also keep you informed on the progress of your new build and when we can expect your home to be handed in, ready for you to move into. Once all of the paperwork is complete and funds have been cleared, your completion will take place and your keys will be released.

You will be provided with a thorough Home Demonstration of your new home by our Site Team and you will then be appointed your dedicated Customer Care representative, who will be on hand to assist you with any queries you may have. There will also be a 3, 7 and 21 day visit from our Site Team following your occupation of your new home, to see how you are settling in. Our Customer Care team will be available to assist you with any issues you may experience in your new home, for up to 2 years and you also have the comfort of your 10 year NHBC Warranty for any issues that may arise thereafter.
