What we do
Our Land and Planning team is highly experienced and very successful in identifying and bringing forward large scale strategic sites and major urban extensions.
We focus on identifying large greenfield sites without planning permission and which require careful promotion. Our understanding of the planning process and knowledge of both national and local political agendas, help us to guide sites through the complexities and sensitivities of the planning process, while maximising development potential.
We start by identifying land with future development potential. We usually seek to secure a commitment with landowners through Option Agreements.
Using first rate consultants, we assemble bespoke project teams to suit the particular needs of each site. We then proactively manage planning promotion and communications strategies tailored to each site. This includes preparation of all technical work required to support the site from promotion through the development plan process to the submission of planning applications and the securing of consents for residential schemes and all supporting infrastructure.
Our strategic sites range from smaller schemes of about 50 dwellings, usually located on the edge of villages and towns, to major urban extensions of up to 7,000 dwellings. We are involved in sites across the Home Counties and South East.
Our current strategic portfolio can be seen on the map above.
We are actively seeking large strategic sites with a particular focus on the Home Counties and outskirts of London.

We have recently been successful in promoting and obtaining permission for the following schemes:
- 276 dwellings located adjoining the north eastern boundary of Alton, Hampshire
- 147 dwellings adjoining the northern edge of Stansted Mountfitchet, Uttlesford
- 300 dwellings adjoining Church Crookham, Hampshire, secured at appeal
- 52 dwellings adjoining the northern boundary of the village of Wing, Aylesbury Vale, obtained under delegated powers
We continue to be active in the promotion of strategic sites and will be submitting further planning applications during the course of the coming year.
